For Renters and Applicants

Looking to apply for one of our long-term rentals?
Learn about our process and start your application below.

1. Screening Application

We respect your privacy and keep this simple. There is no fee and no credit check at this stage. Submit your application, and if it meets our initial standards, we’ll contact you to schedule a showing.

2. In-Person Showing

If your screening is approved, you’ll be invited to an in-person showing (or video call if needed).

3. Verification

At this stage, we verify your information: credit, criminal and eviction history, income, and identity. If you reach this point, you are one of the final applicants being considered.

4. Lease Review & Signature

If everything checks out, we prepare the lease and send it electronically for your review, questions, and signature.

5. Pay the Deposit

The property is still marketed until the security deposit is paid in certified funds (check or money order). Prompt payment secures your spot.

3. Move-In

Before move-in, you’ll need to:

  • Pay any remaining lease charges

  • Show proof of renters insurance (typically $10–20/month)

  • Transfer utilities into your name

  • Complete a property condition form at move-in

Start the Application Process

This is our free screening application, hosted securely on Google Forms. It will not run your credit. Please answer truthfully.

We look for applicants with stable income of at least 3x the monthly rent and a record of financial responsibility. Supporting documents may be emailed to gmgpropertymanager@gmail.com.

If you are working with a Realtor under a tenancy agency agreement, list your agent’s contact information instead of your own so we can coordinate directly. If you want your broker to pay your agent’s fee, you must request it on this application.

Policies to Know

  • Occupancy: Generally 2 people per bedroom plus 1, with adjustments for property specifics.

  • Late Rent: Eviction begins if rent is late and continues unless an owner-approved payment plan is followed (includes a unit inspection).

  • Qualifications: Applicants must show income and creditworthiness. Assistance programs or temporary credit issues are considered.

  • Equal Housing: Galvanized Management LLC follows fair housing law and treats all applicants equally
